It is about setting a sensible inspection routine, recording what is found and acting quickly when defects appear. The right schedule depends on the roof type, its age, foot traffic, surrounding trees and the building’s use. When should a commercial roof be checked?

A planned inspection twice a year is a sound starting point: once after winter and once before the wetter, colder months return. The roof should also be checked after high winds, prolonged heavy rain, snowfall or any work that involves contractors accessing the roof.

Older roofs, roofs with recurring drainage issues and roofs supporting plant equipment may need more frequent attention. It is also worth checking whether newly installed plant has altered drainage or left unsealed fixings behind. Responsibility can become unclear when several contractors use the same roof, so keep records of who has attended and what work was completed.

8. Inspect internal ceilings and upper-floor walls

A roof inspection should include the inside of the building. Look for water staining, peeling paint, mould, damp smells, drips, swollen ceiling tiles and unexplained marks around windows or service penetrations. These signs may indicate a roof leak, although failed cladding joints, plumbing or condensation can produce similar symptoms.
