When a new roof in Manchester makes more sense than repairs

There comes a point where patching an old roof stops being good value. If someone is up there every winter, or slates are slipping across the whole roof, a new roof is often the cheaper option over the following decades. We carry out roof replacement in Manchester on terraces, semis, detached homes and commercial buildings.

A new roof from us means stripping the old covering back to the rafters, checking and replacing any rotten timber, fitting a breathable membrane and new treated battens, then laying slate or tiles with dry-fix ridges and verges that don't rely on mortar.

Every re-roof starts with a free survey and a written quote, so you know exactly what's included before anything is booked.

What goes into a new roof

N

Strip and inspect

Old covering removed, rafters checked and any decayed timber repaired or replaced before work goes on.

N

Membrane and battens

Breathable underlay and new treated battens give the roof a sound, ventilated base.

N

Slate or tile

Natural slate, reclaimed slate or concrete and clay tiles, chosen to suit the house and the street.

N

Dry ridge and verge

Mechanically fixed ridges and verges that won't crack and wash out like old mortar.

Re-roofing Manchester's housing

Many Manchester terraces in Levenshulme, Gorton and Moss Side still wear their original Welsh slate. Where it's sound it can sometimes be reused; where it's flaking and the nails have rusted, new or reclaimed slate keeps the street's look. Inter-war semis in Burnage and Blackley usually had concrete tiles fitted at some point and are often due again. On a terrace we work to your side of the party wall and make a neat, weathertight join with next door.

We replace roofs across M1 to M40 and nearby in Salford, Chorlton, Withington, Prestwich and Eccles. Our main office is in Manchester city centre at Swan Buildings on Swan Street (M4), so we're never far from any part of the city.

Timeline and guide costs for a new roof

A typical house re-roof usually takes 2–5 days, depending on the size of the roof and the weather. Scaffolding goes up first, then we strip, felt and batten, and cover the roof. We keep it watertight at the end of each day, so you're never left exposed overnight.

Cost depends on the size and shape of the roof, the material you choose, access and how much timber needs replacing. A mid-terrace in slate is a very different job from a hipped semi in tiles. We give a fixed written quote after the survey, with no hidden fees, and talk you through where the money goes.

New roof questions from Manchester homeowners

Can my original Welsh slates be reused?

Sometimes. Good-quality Welsh slate can last far longer than the nails that hold it, so if the slates are sound we can strip, sort and relay them, topping up with reclaimed slate where needed. If many are delaminating or cracked, new or reclaimed slate is the better choice. We'll assess this on the survey.

Do I need planning permission to replace my roof?

Like-for-like replacement generally doesn't need planning permission, but changing materials or altering the roof can, and listed buildings and conservation areas have stricter rules. If you're unsure, check with Manchester City Council before work starts. Building regulations may apply too, and we'll explain what's needed for your roof.

Can I switch from concrete tiles back to slate?

Often, yes. Natural slate is lighter than most concrete tiles, so the roof structure usually copes. It changes the look of the house, so check whether any planning restrictions apply to your street. We're happy to price both options so you can compare.

Can I stay in the house while the roof is replaced?

Yes, almost everyone does. We keep the roof covered at the end of each working day and protect the loft where needed. Expect noise and some dust in the loft space while the old covering comes off, so it's worth clearing or covering anything stored up there.

Will a new roof help with insulation and condensation?

A breathable membrane and a properly ventilated roof help control condensation, and re-roofing is a good time to top up loft insulation. Building regulations may set insulation requirements when a roof is replaced. We'll explain what applies to your property.

What happens if you find rotten timbers once the roof is off?

It's not unusual on older Manchester houses. We'll show you what we've found, explain what needs replacing and agree the extra cost with you before carrying on. Nothing is added to the bill without your agreement. Spotting decayed timber now is one of the benefits of a full strip, because it's fixed before the new covering goes on.
