Guttering in Manchester: small fault, big consequences
Manchester's reputation for rain is a little unfair, but there's no doubt the guttering here works hard. When gutters overflow, joints drip or downpipes block, water runs down the brickwork, soaks into walls and finds its way indoors. A surprising number of the 'roof leaks' we're called to turn out to be guttering problems.
We repair and replace guttering in Manchester on everything from narrow terraces to large blocks, clear blocked gutters and downpipes, and replace rotten timber fascias and soffits with low-maintenance uPVC.
Some terraces still have their original cast iron; others have early half-round plastic that has gone brittle. We'll tell you whether a repair will last or replacement makes more sense.

Guttering on Manchester's streets
On Victorian terraces in Levenshulme, Moss Side and Gorton, gutters often run across several houses with one downpipe serving two homes, so a blockage next door can overflow down your wall. Inter-war semis in Burnage and Blackley usually have timber fascias that, after decades of repainting, are prone to rot behind the gutter. Flat-roofed apartment blocks around Hulme and Ancoats rely on outlets and internal drainage that need regular clearing so water doesn't pond.
We cover the whole of Manchester, M1 to M40, as well as Chorlton, Fallowfield, Withington and Prestwich. Our main office is in the city centre at Swan Buildings on Swan Street (M4), so we're never far from any part of Manchester.
Signs your gutters need attention
Water spilling over the front edge in heavy rain, green streaks or damp patches on the brickwork, plants sprouting from the gutter, and joints that drip long after the rain stops are all warning signs. Inside, damp high up on an outside wall often traces back to a blocked gutter or downpipe.
We inspect the full run, including outlets, brackets and the fascia behind, and give you a written quote. Smaller repairs and clean-outs can often be done in a single visit. For full roofline replacement we spell out what's included, gutters, fascias, soffits and downpipes, so you can compare quotes like for like.
Guttering questions from Manchester customers
Why does my gutter overflow even after it's been cleaned?
If a clear gutter still overflows, the fall may be wrong, brackets may have sagged so water pools in the middle, or the gutter may be too small for the roof area feeding it. On terraces, a shared downpipe that's partly blocked further down can also back water up. We check the whole system, not just the gutter itself.
Can you replace cast iron guttering on my Victorian terrace?
Yes. Cast iron can often be repaired if it's sound, but cracked or rusted sections are usually replaced. Many owners choose uPVC for cost and low maintenance, while in conservation areas like-for-like may be preferred, so check with Manchester City Council if you're unsure. We'll talk you through the options.
Do I need new fascias if I'm replacing the gutters?
Not always. If the timber is sound, new gutters can go on the existing fascias. If the boards are soft, split or rotten, it's sensible to replace them at the same time, because the gutter brackets fix into them. Doing both together also avoids paying for access twice.
How often should gutters be cleaned in Manchester?
Once a year suits most homes, ideally in late autumn after the leaves have fallen. Houses on tree-lined roads may need it twice. Flat-roofed properties and buildings with internal outlets benefit from regular checks so water doesn't sit on the roof.
My downpipe is shared with next door. Can you still fix it?
Yes. Shared downpipes are very common on Manchester terraces. We'll clear the blockage or replace the pipe, and it's courteous to let your neighbour know beforehand. If the fault sits on their side of the run, we can quote them separately.
Do you look after gutters on flats and commercial buildings?
We do. We clear and repair gutters, outlets and downpipes on apartment blocks, shops and commercial units, working with landlords, managing agents and letting agents. Access is planned in advance and we can provide photos of the work for your records.
