Chimney repairs in Wythenshawe

A lot of Wythenshawe homes still carry the chimney stack they were built with, even though the coal fire went decades ago. That stack keeps catching the weather, and eventually the pointing, flaunching or lead gives way. Our chimney repairs in Wythenshawe put that right before damp gets into the house.

Common signs include damp patches on the chimney breast, mortar in the gutters, a loose or leaning pot and lead flashing that has lifted away from the brick.

Chimneys on Wythenshawe's garden-city homes

Most of Wythenshawe's inter-war and post-war estate homes were built with chimneys, often shared between a pair of semis or running through a short terrace. With fires long gone in many homes, these stacks are frequently overlooked until they cause a problem. On roofs where the tiles, battens and felt are already near the end of their life, removing a redundant stack during a re-roof can be a sensible way to simplify the roof.

We repair chimneys across M22 and M23, including Northenden, Baguley, Benchill, Sharston and Peel Hall. Our Manchester office (M4) is only around 6 miles away, so Wythenshawe is well inside our regular patch. If you're in a conservation area, check with Manchester City Council before removing a stack.

Repair, cap or remove?

If the chimney is sound apart from a few faults, repairing it and capping any unused flues is usually the cheapest option. If the stack needs extensive work and you'll never use a fire, removal may make more sense, especially alongside a re-roof.

We'll inspect the stack, explain the options and costs and leave the decision with you. If it looks dangerous in high winds, call 07532 734934.

Wythenshawe chimney questions

My semi shares a chimney with next door. Can I repair just my side?

Some work, like flashing on your roof slope, can be done on your side alone. Repointing or rebuilding the stack itself affects both properties, so it's best agreed with your neighbour. We'll explain which parts of the job sit with whom.

Is it worth removing a chimney during a re-roof?

If it's redundant, often yes. The scaffolding is already up and the roof is being re-covered anyway, so tiling over the gap is straightforward. On a shared stack, your neighbour needs to agree.

Why does my chimney breast feel damp inside?

It could be rain getting in through the stack or flashing, or condensation in a sealed flue. Old soot deposits can also draw in moisture. We'll check the outside and ventilation to work out which.

Can you fix a loose chimney pot?

Yes. We'll remove the pot, remake the flaunching around its base and reset or replace it. If the flue is no longer used, we can cap it instead.

What does flaunching do?

Flaunching is the sloped mortar on top of the stack that holds the pots and sheds rain. When it cracks, water gets into the top of the chimney. It's a common repair on older stacks.

Do I need permission to remove a chimney?

Removing a stack is often allowed without planning permission, but conservation areas and listed buildings have extra rules, and removing the breast inside involves building regulations. Check with Manchester City Council if unsure.
