Chimney repair in Wetherby for stone and brick stacks
A chimney can look fine from the pavement and still be letting water into the house. Most of the chimney repair work we do in Wetherby starts with a damp patch on a bedroom wall or a ceiling stain next to the chimney breast, rather than anything visible from outside.
On the period stone houses the issues tend to be eroded joints, weathered stone and old lead that has split. On later homes with brick stacks it is more often cracked haunching, loose pots and flashings that were sealed with mastic and have since let go.
We bring more than 20 years of roofing experience, full public liability insurance and a guarantee on all work. Inspections and quotes are free.

Chimneys in Wetherby's older streets and estates
Wetherby's historic market-town centre and period stone houses carry plenty of stone chimneys, while the later family estates usually have smaller brick stacks or none at all. Conservation-area properties sit alongside modern estates with concrete tile roofs, so the right repair depends heavily on the house. On older stone stacks we avoid hard cement repairs that can trap moisture and damage the stone over time.
We repair chimneys in Wetherby and across Boston Spa, Collingham, Linton, Bramham and Thorp Arch. Wetherby is around 28 miles from our North Yorkshire office in Norton, Malton, and is covered by our Yorkshire team. If you are considering removing a visible stack in a conservation area, check with Leeds City Council first.
Signs a chimney needs repair
Watch for damp on the chimney breast or ceiling, mortar or stone fragments in the gutter, pots out of line, cracked haunching, or plants growing from the stack. Any lean, however slight, should be checked quickly, particularly before winter winds.
Call 0800 046 1159 and we will inspect the stack, explain what we find with photos, and give a written quote. Most chimney work needs scaffolding, which is included in the price.
Chimney repair questions in Wetherby
Why do you avoid cement on old stone chimneys?
Hard cement mortar can be stronger and less breathable than old stone. Moisture gets trapped and the stone itself starts to crumble instead of the joint. On period stone stacks a softer, more breathable mix is generally kinder to the masonry. We choose the mortar to suit the chimney.
Can a leaking chimney be fixed without scaffolding?
Occasionally, if the stack is low and easily reached with roof ladders. In most cases, especially for repointing or new lead, scaffolding is needed to work safely and do the job properly. We will tell you at quote stage.
My chimney has mastic around it instead of lead. Is that a problem?
It often becomes one. Mastic and flashing tapes can crack and pull away within a few years. Lead flashings, properly cut into the joints and dressed onto the roof, last much longer. Replacing mastic with lead is one of the most common chimney fixes we do.
Should I cap my chimney if I do not use the fire?
Usually, yes. Capping keeps rain and birds out. The flue should still be ventilated to avoid condensation inside the breast, so we fit a vented cap rather than sealing it completely.
Can you repair chimneys on terraces in Boston Spa and the villages?
Yes. Many village terraces share stacks, so we may need to discuss access with your neighbour. Doing both sides together is often sensible, as shared stacks tend to fail in similar ways.
How long does chimney repair take?
Most repointing, flashing and capping jobs take a day or two once scaffolding is up. Rebuilds take longer depending on the height and complexity. Weather can affect mortar work, and we will keep you informed.
