Chimney repairs in Bury, from pointing to rebuilds

On a typical Bury terrace, the chimney stack is shared down the party wall and sticks up well above the slates, collecting every bit of wind and rain. On inter-war semis, the stack often sits on the side or hip. Either way, if it's leaking, it'll show inside as damp around the chimney breast. Our chimney repairs in Bury get to the root of it.

We repoint weathered joints, replace lead flashings, renew cracked flaunching, fit caps and cowls, rebuild unstable stacks and remove chimneys that are no longer needed.

Free quotes, no hidden fees. All work is fully insured and guaranteed, and urgent repairs start from £350, with prices confirmed before work starts.

Chimneys across Bury

Many of Bury's mill-era terraces have shared stacks with several pots, sitting above slate roofs. Over time, mortar erodes, flashings lift and the haunching on top cracks. Inter-war and post-war homes, now more than 50 years old, often have chimneys that haven't been touched since they were built, and some were patched with materials that haven't lasted.

We repair chimneys throughout BL8 and BL9, including Tottington, Walmersley, Elton, Unsworth, Radcliffe and Ramsbottom. Our Manchester office (M4) is only around 8 miles away, so Bury is well inside our regular patch.

Warning signs on a chimney

Damp on a chimney breast, staining in the loft around the stack, mortar or brick pieces in the gutter, a tilted pot or a stack that looks out of plumb all need checking. So does a chimney with plants growing out of it.

We'll inspect the stack, explain what we find and give you a written quote that includes safe access. Call 0800 046 1159 to book a visit.

Chimney repair questions from Bury

What is chimney haunching?

Haunching, also called flaunching, is the sloped mortar on top of a chimney that holds the pots in place and sheds rain. When it cracks, water gets into the stack and pots can work loose. We break out the old haunching and rebuild it.

Can you repair a chimney shared with my neighbour?

Yes. Shared stacks are common on Bury terraces. We'll quote for the stack as a whole and can speak to your neighbour too, so everyone understands what's needed. How the cost is split is up to the households involved.

My gas fire flue goes up the chimney. Can you still work on it?

Yes, but we'll need to know which flues are in use so we don't cap or block them. Any cowl on a working flue must suit the appliance. If you're not sure, tell us and we'll take that into account.

Is it worth taking down an unused chimney?

If the stack is in poor condition and you don't use it, removing it below the roofline and roofing over can be a long-term fix. For a shared stack, you'll need your neighbour's agreement. Capping is a cheaper alternative if the stack is still sound.

Why does water come in around the chimney only in heavy rain?

Heavy rain tests the flashings and back gutter around the stack. If the lead has split, lifted or was never properly dressed, water runs underneath. Saturated brickwork can also let water through. We check both.

Can you fix leaning chimney pots?

Yes. Leaning pots usually mean the haunching has failed. We remove the pot, rebuild the haunching and reset the pot securely, or replace the pot if it's damaged.
